It is a total of 115 luxury homes distributed in 4 buildings: 3 similar buildings with 22 homes each (Ribera de la Nécora, del Dragoncillo and Corvo) and a fourth building with 49 homes (Ribera de la Tenca) , all of them executed for the real estate Metrovacesa and located in the Marina de Sotogrande, San Roque, Cádiz.
The projects of the buildings are by the architect Joaquín Mier Enríquez, and the characteristics of the work that deserve special mention are the following:
Foundation and Sanitation
Due to the fact that the land is for the most part floodable and of low resistance, the foundation has been made by prefabricated piles of several sections with an average depth of 25 m., And their pile caps. Above them, brace beams are made, on which a reinforced sanitary slab of 30 cm is placed. of thickness.
The solution given to isolate the buildings from the land was through the realization of an armed slab of 30 cm of edge, maintaining a chamber of 30 cm with the ground. The slab is executed using non-recoverable PVC casings, type "igloos". The realization of the sanitation is done with prefabricated wells and manholes, also made of PVC.
Masonry and Coatings
Masonry is traditional with brick factories. The facades are 50 cm thick with polyurethane insulation. The dwellings are separated by acoustic siliceous-calcareous brick and the partition by means of double hollow brick partition. Ornaments are used on the facades with moldings, lintels, prefabricated "altar feet", recesses, arches, etc. and external coatings with plastered plastering mortar, masonry, in interiors, renderings in garages, storage rooms, elevators, installation rooms; and trimmed with perli-stucco plastered, plaster ceilings with moldings and scotches of various types and sections according to the rooms.
Flooring and tiling
They have been made in marble, cream ivory, red alicante, sierra elvira and Indian green, distributing it by plants of each building in different formats and cuttings, with rugs of different drawings according to the rooms. Ivory cream marble has been used on the steps, bricks and sills, material that is also used in veneered bathrooms and countertops. In covered patios and storage rooms, only 14 x 28 ceramic and stoneware are used.
External woodwork
The exterior carpentry is made of aluminum, Schuco profiles S 45 series, anodized, polished and repulido, with multipoint closures, stainless steel rails and EPDM vulcanized joints in corners.
In the buildings Nécora, Dragoncillo and Corvo are placed external shutters of galvanized steel slats and painted in the oven in various colors. Tenca building: PVC shutters, motorized and domotic control are installed.
Special installation, home automation
The communications are made with channeling through ceilings and walls. The houses have collection equipment for UHF, FM and satellite, installation of domotics with control over the operation of blinds, air conditioning and a point of light for simulation of presence, pre-installation of computer, safes and installation of air conditioning with pump of heat and fiberglass ducts.
