According to market data and expert estimates, prices per square meter vary widely depending on the level of finishes, quality of materials, and location, although they range between US$1,500 and US$2,100 per square meter. This means that building a 50 m² house can cost from US$75,000 to US$105,000. For larger homes, around 78 m², the investment ranges between US$117,000 and US$163,800. Using the average informal exchange rate for April 2025, which is around $880 per dollar, the values ??in pesos are between approximately $66,000,000 and $144,000,000. Its worth noting that these figures correspond to standard or mid-quality construction and can vary significantly depending on whether you choose low-cost housing or premium developments. The lowest prices include basic, no-frills structures, while the most expensive include top-of-the-line architectural details and materials. In the high-end segment, building a home within a gated community requires an even greater investment. According to a survey by Reporte Inmobiliario, as of January 2025, the cost of building a premium home was $3,670,706 per square meter (equivalent to US$2,984/m²). Thus, building a 315 m² home in this country would require a total investment of more than $1.156 billion, or almost a million dollars. The rise in costs is partly explained by the stability of the exchange rate in recent months, which has decoupled the price of inputs measured in dollars from previous years. Added to this, cumulative inflation in pesos since October 2023 has already exceeded 100%, further complicating financial planning for those wishing to build. |
