A property in Puerto Madero, one of the most exclusive neighborhoods in Buenos Aires, was sold this Monday for USD 34 million in a record auction of public lots. According to the State Property Administration Agency (AABE), this transaction is part of an ambitious state divestment plan promoted by President Javier Milei, who seeks to raise around USD 900 million through the sale of more than 400 public properties throughout the country. Earlier, as Infobae reported, the INTA building in Palermo was sold, which had a record number of bidders. According to the published information, the building sold is located on Avenida de los Italianos, between Emma de la Barra and Macacha Güemes streets. This property, which has a surface area of ??5,233.94 square meters and a covered building of 2,268.87 square meters, had been offered in previous auctions in 2019 and 2022 without success. On this occasion, the base price of the auction was set at USD 23,218,163, although the final sale far exceeded that figure. The buyer: Fideicomiso Inmobiliario Madero 6 was awarded the property for USD 34 million, after overcoming a close auction. Once the property was awarded, after completing the corresponding legal process, the construction of 41,000 square meters with a maximum height of 9 floors is planned. Six bidders participated in the bidding: Olympia Development, Creaurbana, Milamax and Madero 6, which presented the highest offer at the last minute. A state adjustment plan with national impact The sale of the property in Puerto Madero is part of the state adjustment strategy announced by President Javier Milei. According to Decree 950/24, issued in early November, the Government seeks to divest itself of properties that it considers unnecessary or whose maintenance represents a high cost for the State. Among the assets included in this plan are public buildings, railway lands, areas adjacent to national routes and properties in rural areas. In addition, the norm instructs the AABE to carry out the technical studies, regularizations and adjustments necessary to carry out the auctions. Details of the property sold The building auctioned in Puerto Madero is identified cadastrally as District: 21 – Section: 97 – Block: 1Q – Plot: 2, and is part of the National Registry of Real Estate of the State (Renabe). According to the document prepared by the Directorate of Purchases, Contracts and Auctions of the AABE, the property has three different sectors: Sector A: Includes the main building, which is distributed on one floor with areas such as reception, offices, meeting room, kitchen, dining room and a multipurpose room (SUM). Sector B: A parabolic shed with a sheet metal roof, used mainly as a parking lot and to a lesser extent as a warehouse. Sector C: A traditional masonry construction with 11 rooms, although part of this building is at risk of collapse. The property is in a strategic location, a few meters from emblematic points such as the Ecological Reserve, the Puente de la Mujer and the Buque Bus terminal. In addition, it is a short distance from important avenues such as Corrientes, Córdoba and del Libertador, which increases its commercial value. Auction with deferred possession One of the highlights of this transaction is that the sale was carried out under the deferred possession modality. This means that the property will be handed over unoccupied within a maximum period of 12 months, allowing the departments that currently operate in the place to make an orderly transition to new facilities. The building currently houses offices for the Cybersecurity department, with a team of approximately 45 people. According to the AABE, the use of the building is below the established standards, which indicate that each person should have between 8 and 12 square meters (86 and 129 square feet) of space. The resolution regulating these auctions establishes that the resources generated will be used to strengthen public finances. According to article 15 of Decree 1,382/12, modified by Law 27,341, the income will be allocated directly to the National Treasury, and administrative expenses will be deducted.
