The Municipality of La Plata and the company Inversiones y Representaciones Sociedad Anónima (IRSA) resumed talks on Friday to analyze the investments of that company that contribute to the commercial and residential development of the city, which includes offices and a hotel.
Although it was not revealed what these projects are, it is ruled out that one of them is the shopping center planned for the enormous property located at Camino Belgrano and 514 de Gonnet, where IRSA already had the construction permit approved to move forward with a huge shopping center that included a housing and office complex.

The meeting, the first official one since the change of Government in December 2023; took place at the Municipal Palace on 12th Street and was attended by none other than the mayor of La Plata Julio Alak and the head of the firm Eduardo Elsztain.
When this open-air shopping centre obtained approval for its construction permit, 0221.com.ar reported on the different stages of development in which it would be carried out if it actually goes ahead.
The largest project for La Plata
If completed, the Gonnet shopping centre will be the largest private project in the history of La Plata. The mega shopping complex that IRSA will build in the quarry located there will be a multi-million dollar investment.
According to 0221.com.ar, the investment - which will have to be updated according to inflation - will have different objectives: part will be destined for infrastructure, another for the construction of an impressive shopping center and the rest will be destined for the development of a housing complex, the construction of office towers, a hotel and even a medical center.
The first stage of the project includes the installation of commercial offices and a food court, as well as an entertainment space for children and even movie theaters.
As for the second stage of the process, the directors foresee the construction of an apart-hotel and offices, in buildings to be built on 19 and 514. The shopping center will be open-air and will have a route of semi-covered galleries that define three successive patios, a department store on two levels, a food court, movie theaters, main accesses from the streets and from the building lots, as well as an open parking lot with a large grove of trees.
At IRSA they will try to adapt to the general topography of the place, so a large part of the commercial program will be developed on the ground floor, coinciding with the lowest level of the lot and the seven-meter difference in height to the highest street will be resolved with a combined system of escalators and elevators that will link a large part of the premises with the gastronomic plaza and the cinemas, which also have direct access from the public road.
Regarding the housing, the hotel and the offices, there will be a series of extra buildings with their own lots that will increase in height from north to south from Gonnet towards La Plata on 19th Avenue. The lots on the corners closest to the pedestrian entrances to the shopping center will be the largest, while all the buildings include the construction of underground parking to cover municipal and commercial requirements.
It is worth noting that the project presents sustainability measures that "are incorporated to positively benefit the operational stage of the project." "It includes green terrace areas, landscaped areas, wooded parking, use of native and/or adapted species for green areas, space for parking electric vehicles, use of rainwater (for cleaning sidewalks and irrigation), and educational, interactive spaces for communication and environmental promotion," reported the firm behind the mega project.
Job creation for La Plata
It is estimated that the project will generate 2,000 jobs during construction and between 1,500 and 2,000 when it starts operating. At the time, Daniel Elsztain, director of the Real Estate Business of the IRSA company, had explained: “We aspire to replicate in La Plata the model of urban development that we achieved in Abasto, DOT, Alto Rosario. The shopping center is the embryo, the initial kick-off of the transformation and enhancement of an entire area of ??a city. We did not do it alone and we will not do it alone: ??we aspire to have local developers accompany us in this transformative adventure.”

The access areas to the development will be used for public recreation, creating a meeting place for the people of La Plata. As is the case in all IRSA-owned shopping centers in the interior, the new shopping center will also have spaces for local brands.
The mixed-use complex will be developed on a single eight-hectare plot of land, on which 184,000 m2 will be built, with 45,000 m2 for the commercial and entertainment area and 139,000 m2 for buildings. The complex will be connected through internal streets that will allow interaction between its multiple spaces. The shopping centre will have open-air parking with capacity for 1,000 parking spaces.
