Pioneer Group, a developer, has successfully secured planning permission to develop a purpose-built lab space spanning 54,500 square feet at Cardiff Edge Science Park. The lab space will be housed within a new two-storey building designed with maximum flexibility to cater to companies operating across the entire life sciences spectrum, including start-ups, scale-ups, and multinational blue-chip organisations.
In addition to the lab space, plans have been approved by the Cardiff City Council. Thus, they will deliver an amenity space covering 10,000 square feet. This additional space will provide occupants convenient access to facilities such as restaurants, café, and versatile meeting and work areas. As a result, they will further enhance the working environment within the science park.
Pioneer Group’s Cardiff Edge Science Park acquisition occurred in April 2021. The park spans a sprawling 30-acre site and currently comprises seven buildings. Furthermore, it offers 180,000 square feet of high-quality life sciences, research and development (R&D), and office spaces.

Several major occupiers have established their presence within the Cardiff Edge Science Park. These include Cytiva, Cardiff and Vale University Local Health Board, and DEFRA. Excitingly, the park holds the potential to provide an additional 300,000 square feet of new lab. This includes office, incubator, and good manufacturing practice (GMP) spaces. Hence, it further solidifies its position as a scientific innovation and collaboration hub.
