The site in Jumeirah Village Circle is well on track in terms of construction timelines, says CEO Yousuf Fakhruddin
Dubai-based developer Fakhruddin Properties will soon award the main construction contract for Maimoon Gardens, a twin-tower residential development in Jumeirah Village Circle (JVC), slated for completion by 2025-end, CEO Yousuf Fakhruddin told Zawya Projects.
“The enabling works have already been awarded, and the site is well on track in terms of construction timelines,” he said, adding the completion timelines have taken into account relevant buffers to ensure the project is delivered with minimum disruption.
The two 39-storey towers will be connected through the podium level, with towers A and B housing 363 and 263 units, respectively.

What market factors compelled you to launch Maimoon Gardens?
Maimoon Gardens is a development we have been working on, keeping sustainability as a key focal point. The wise leadership has made the UAE a welcoming destination for everyone. It is a driving factor behind the increase in demand for real estate, as well as a steady and stable economy. Given the current market conditions, which are quite favourable, and our conservative approach, we believe now is the perfect time to implement this development, allowing customers to experience practical and sustainable living at its finest.
What are the tendering timelines? When is the expected completion of the project?
The enabling works have already been awarded, and the site is on track regarding construction timelines. We are now at the tendering stage of the main contractor, which we expect to finalize very soon. Our completion timelines have considered relevant buffers so that this development can proceed with minimum disruption.
This project is anticipated to be completed by the end of 2025. We are committed to all necessary steps and milestones to reach this goal. Our team is dedicated to working diligently and collaboratively to ensure that the project meets its specified timeline. We understand the importance of completing this project within the given timeframe and are confident that our collective efforts will help us succeed.
What will be the sustainable elements of the development?
We have touched upon key elements of sustainability, from the quality of the air we breathe to the quality of the water we drink. The project will provide residents with one of the best-in-class Indoor air quality by utilising “Airocide,” a cutting-edge air purification technology initially developed for NASA.
In addition, the centralised water purification system adopted in the sustainable development provides premium quality drinking water within every home, which decreases plastic waste and carbon emissions (due to delivery logistics) to result in considerable energy and cost savings pertaining to drinking water consumption.
Our inventive waste management system encourages users to separate their dry and wet garbage. This waste management system significantly reduces the collective carbon emissions, as much as 1,250 tonnes. Furthermore, we plan to use efficient and environmentally conscious materials to minimise any potentially harmful emissions.
For instance, using insulated energy-efficient glass and paint and intelligent lighting technology will reduce heat loss and energy wastage, resulting in a more comfortable living environment for residents.
A smart home in Maimoon Gardens can save up to 30 percent on energy costs. These combined elements make our project a development designed with sustainability.
Could you give insights into the technology and construction process for this project?
We have already started work on a mobile application for an individual to control every aspect of their home. This app will not only sync with the BIM but will work on a holistic system to manage various aspects of the day-to-day routine, such as smart door locks, automated lighting, temperature control, energy consumption optimisation, and savings based on AI-controlled systems.
The app also integrates a reward and leader board system for residents to save and earn rewards, which they can redeem for various purposes across the building amenities.
All these technologies combined enable us to create high-quality developments that are both cost-efficient and sustainable.
With sustainability at its core, Maimoon Gardens offers exceptional living standards that promote healthy and comfortable lifestyles with minimal environmental impact.
To improve users’ lifestyles, we are ramping up our existing technologies that optimise indoor air quality systems, waste management systems, and water purification.
Are you looking at launching new projects in the UAE this year?
The market is exhibiting a positive outlook. Like many other developers in the area, we have exciting developments planned for this year.
Are there plans to enter other markets in the Middle East?
Currently, we are focussing on the UAE as our core market. We have been active in the UK and Africa. Apart from that, we are not planning to enter other markets now.
However, if any potential opportunity arises, we will evaluate it and decide accordingly. In any case, we focus on delivering high-quality, sustainable real estate developments within the UAE with minimum disruption.
How do you plan to fund Maimoon Gardens and other planned projects?
We are self-funded and do not leverage financial institutions for our funding processes. We have been very conservative in our approach and have made a market re-entry based on our long-term incumbency. We are confident that this development will exceed customer expectations as we strive to ensure its success through careful research, planning, and implementation of cutting-edge sustainability-focused technologies. |
