Work Detail | Linbeck Group, a Texas-based, technology-driven building construction firm, has begun a major expansion of Houston SPCA’s campus located at 900 Portway Drive. The addition of three new buildings – a main building for animal adoptions and wildlife rehabilitation, a training facility, and large animal arena – are expected to be completed in October 2017. To maintain the 16-month construction schedule and mitigate issues before they arise, Linbeck has implemented a combination of technologies and Lean Construction techniques. Linbeck Applied Technology (LAT), the offsite “mission control” center for the project, is used to coordinate modeling for clash detection, document control management, and spatial coordination. Construction changes and updates are distributed from LAT to the field and a wireless hot spot has been installed onsite to allow for real-time, cloud-based collaboration and reporting on handheld mobile devices by trade partners. Coordination among trade partners is streamlined by utilizing Lean Construction’s Last Planner® System. A two-week-look-ahead schedule and daily huddles confirms work is being performed as scheduled. Designed by Jackson & Ryan Architects, the exterior of the main building and event facility will feature a combination of burnished CMU block and steel wrapped with cedar wood. A metal roof will be fitted with window-filled copulas to allow an inflow of natural light. For easy clean up and long-term maintenance of the interior animal living spaces, CMU block and structural glazed tile walls as well as epoxy and sheet vinyl flooring will be installed throughout. Acoustical tile ceilings and acoustical plaster will aid in noise buffering. The three new structures are being erected on eight acres and once complete, the old facility will be demolished to make room for new parking and landscaping. The Houston SPCA, founded in 1924, is Houston's first and largest animal protection organization and shelter. The private, non-profit charity provides services for more than 50,000 animals each year, including cats and dogs; horses and farm animals; small mammals; and native wildlife. |
