Building Construction Work - Development Of The Former Thyssen Krupp Schulte Site: Specialist Planning, Construction As Well As Maintenance And Operating Services For The Waidmannstrasse 26 (W26) Construction Project In Hamburg As A Cooperative Partnership (Kopa 2 - Tender). The Subject Of The Order Is The Planning And Construction Services For The Reorganization And Densification Of The Former Commercial Area At Waidmannstrasse 26 In Hamburg-Altona And The Subsequent Operation Of The Entire Area Over 25 Years. The Client Is A Property Management Company Of The Free And Hanseatic City Of Hamburg (State Agency For Real Estate Management And Real Estate). The Client Intends To Create A Place For Culture And Sport, For Work And Production As Well As For Leisure And Relaxation. The Overall Project Includes New Construction And Renovation Measures Of Approx. 99,500 M² Gfa (78,900 M² Gfa (R) And 20,600 M² Gfa (S)), Which Are Divided Into Different Object And Use Types As Follows: New Stadium Construction (Component 1); Conversion Of A Factory Hall Into A Music Hall (Module 2); Existing Building (Module 4); Outdoor Facilities (Component 5). The Complex Development And Implementation Project Is Carried Out Using A Specially Developed Project-Specific Cooperation Model. The First Stage Included The Structural And Open Space Planning Implementation Competition (Cooperation Partner 1 = Kopa 1). This Realization Competition Was Held In 2023 And Gmp International Gmbh Was Subsequently Tied As Kopa 1 As The First Place Winner. This Is Followed In The Second Stage By This Tendering Process, With Which A Contractual Partner To Carry Out Construction And Operations (Cooperation Partner 2 = Kopa 2) Is Found. The Client (Cooperation Partner 3 – Kopa 3) Has Determined An Upper Construction Cost Limit And Stated This In The Draft Contract.
