Management Of The Municipal Real Estate Resources Of The Pyrzyce Commune, Including: Management Of Real Estate Developed With Residential Buildings And Residential Premises Together With Rooms Belonging To These Premises, Owned By The Pyrzyce Commune Located In Municipal Buildings, Housing Communities In The Resources Of The Pyrzyce Housing Cooperative In Pyrzyce And In Public Buildings The Scope Of Management Includes, Among Others, The Tasks Listed In Point. 3 I.E.: 1. Collecting Rents For Residential Premises2. Settlement Of Fees For Used Utilities (Water, Sewage, Electricity In Common Areas, Heat, Etc.),3. Keeping Accounting Records,4. Current Operation,5. Pre-Litigation Debt Collection,6. Preparing Lease Agreements,7. Carrying Out Repairs And Renovations Of Premises Owned By The Lessor, Etc. The Detailed Scope Of The Subject Of The Order Is Specified In Annex No. 7 To The Draft Contract. The Contractor Undertakes To Employ On The Basis Of An Employment Contract Within The Meaning Of The Provisions Of The Act Of June 26, 1974 - Labor Code (I.E. Journal Of Laws Of 2023, Item 1465) All Persons Performing Real Estate Management Activities Listed Below. 1) Type Of Activities Necessary For Implementation Orders Which Are Subject To The Requirements Of Employment Under An Employment Contract By The Contractor Or Subcontractor Of Persons Performing Activities During The Execution Of The Order: To Perform Customer Service Activities, Minor Renovation, Electrical And Installation Works, Cleaning Works.2) Methods Of Employing Persons And The Ordering Partys Rights In Scope Of Control Of The Contractors Compliance With The Requirements Referred To In Art. 134 Section 2 Point 14 - Data Of Persons (Name And Surname And Job Position) Performing The Activities Indicated In Point 1 Will Be Included In A List And Provided To The Ordering Party Within 10 Days Of Signing The Contract. The Above Obligation Of The Contractor To Document The Employment Of Persons Also Covers Employees Of Subcontractors And Further Subcontractors. The Ordering Party Reserves The Right To Carry Out An Inspection At The Place Of Execution Of The Order In Order To Verify Whether The Persons Performing Activities During The Execution Of The Order Are The Persons Indicated By The Contractor. 3) Sanctions For Failure To Meet The Requirements, O Referred To In Art. 134 Section 2 Point 14: - The Ordering Party Will Have The Right To Charge The Contractor Contractual Penalties, And In The Event Of Double Failure To Fulfill The Indicated Obligations, Regardless Of The Right To Charge A Contractual Penalty, Also The Right To Withdraw From The Contract, - The Contractor Undertakes That Employees Performing Activities In To The Extent Specified Above, They Will Be Employed Under An Employment Contract Within The Meaning Of The Provisions Of The Act Of June 26, 1974 - Labor Code.2.
