General Contractor Services For The Construction Of A Building Complex With Residential Units In Prefabricated Concrete Construction. The Wohnungsgesellschaft Der Stadtwerke Köln Mbh (Wsk) Intends To Develop An Area Between Amsterdamer Straße And The Kvb Bus Depot In Cologne-Niehl With A Size Of Approx. 0.54 Hectares To Provide Development. The Property To Be Developed Is Around 400 M From The Cologne Niehl Port Facility With A Connection To The Rhine. A Four-Story Turnkey Residential Complex With 67 Residential Units In Three Building Blocks And An Access Span/Soundproof Wall Is To Be Built As A Prefabricated Concrete Building. The Further Interior Work Is Carried Out Using Drywall Construction. In Blocks 1 And 2, Maisonette Apartments Are Planned On The Lower Two Floors, Which Are Accessed From The Inner Courtyard. Apartments Are Planned On The Upper Floors Above, Which Are Accessed Via An Arcade. In Block 3, The Apartments On All Four Floors Are Accessed Via An Arcade. The Access Span To The South Serves To Shield The Commercial Noise From The Gas Station And To Access The Apartments On The Upper Floors Of Blocks 1 And 2 As Well As All Apartments In Block 3 Via Three “Stairs To Heaven”. This Is Glazed To The South And Open To The Two Courtyards To The North. Elevator Systems Are Planned At The Two Head Ends Of The Access Span. Towards The Northern Property Boundary There Is An External Stairwell For Each Block As A Second Structural Escape Route. Under The Northern Part Of Block 2 There Is An Approx. 150 M² Technical Cellar, Which Is Accessible From The Outside. The Remaining Part Of The Building Does Not Have A Basement Or Only Has Crawl Spaces For Laying Pipes. The Construction Of The Excavation Pit And The Pile Foundation Will Be Awarded As A Separate Construction Lot. Likewise The Production Of The Outdoor Facilities. The Area Of The Entire Development (Gfa Oi Total) Is Approx. 8,063 M² And Is Divided As Follows: Block 1 Gfa (R) Living 2131.87 M² Gfa (S) Living 478.29 M² Block 2 Gfa (R) Living 1915, 89 M² Gfa (S) Living 451.39 M² Block 3 Gfa (R) Living 1716.59 M² Gfa (S) Living 499.98 M² Clasp Gfa (S) Living 869.78 M² Total Gfa-R Oi 5764.35 M² Total Gfa-S Oi 2299.44 M² Gfa Oi - Total 8063.79 M² Total Gfa-R Ui 646.67 M² For A Better Spatial Classification Of The Project, Reference Is Made To The Attached Plans And Visualizations. The Time Target For The Measure Is Provisionally Planned To Be Around 540 Calendar Days From The Time The Award Is Awarded. More Precise Execution Times Will Be Discussed And Further Specified In The Subsequent Negotiation Process. The Construction Work Advertised Here Must Begin Immediately After The Contract Has Been Awarded.
