Cargo Handling And Storage Services - 48/2024/G: Leasing Of An Area South Of Lp30 In The Rostock Seaport For The Purpose Of Constructing And Operating A Facility For The Sea Handling, Storage And / Or Processing Of Goods Going Over The Quay Edge Of The Rostock Port. An Area South Of The Harbor Basin B, An Area With A Size Of Approx. 36,000 M², Is Therefore Available For Lease For The Purpose Of Setting Up And Operating A Facility For Sea Handling, Storage And/Or Processing Of Goods Passing Over The Quay Edge Of The Rostock Port. The Area Was Built Up In The Northern Area And Was Cleared Around 2009. Adjoining The Area To The East And West Are Db Infrago Tracks (Presentation Groups Pier Ii East And Pier Iii West). The Use Of These Tracks Must Be Agreed Between Db Infrago And The Tenant Of The Concession Area. To The North Of The Area There Is An Office And Administrative Location. The Road Connection Is Via The Access To The East-West Road, Which Is Designed For Use By Stvzo-Approved Vehicles. To The East Of The Area, The East-West Road Passes Under Various Conveyor Belts. These Were Built By Third Parties On The Basis Of Separate Land Use Agreements, So That Adjustments Can Only Be Made By The Tenant In Agreement With The System Owners. The Clearance Profile Under The Conveyor Belts Allows Traffic With Stvzo-Approved Vehicles Without Restrictions. The Berths In The Rostock Seaport Are Open To The Public And Can Be Reached Via The Seaports Road Network. The Nearest Berth 30 Is Approx. 400M Away. The Lease Agreement Is To Be Concluded For The Next 20 Years. If The Tenant Demonstrates A Corresponding Need, The Tenant Can Be Granted A Unilateral Option To Extend The Lease Twice For Five Years. The Area Is To Be Leased As Soon As Possible. The Leased Areas Are Handed Over With Local Handover As They Stand And Lie At The Time Of Handover. It Is The Sole Responsibility Of The Tenant To Check Whether The Areas Are Suitable For The Construction And Operation Of A Facility In Accordance With The Tenants Offer. The Lessor Assumes No Liability For The Condition Of The Leased Property, In Particular For The Specified Dimensions, Load-Bearing Capacities And Information On Species Protection And Nature Conservation Issues Of The Leased Areas. In The Lease Agreement, The Lessee Will Undertake To Build The Facilities Or Structures Depicted In His Concept. The Tenant Is Entitled And Obliged To Use The Leased Property Exclusively For The Commercial Purposes Stated In The Offer. Subletting The Business Or Any Other Transfer By The Tenant Requires The Consent Of The Lessor. The Annual Rent Should Be At Least Eur 7.20/M² Net At The Start Of The Contract. The Rent Can Change During The Term Of The Contract Due To The Agreement Of A Value Protection Clause. From 2027, The Tenant Commits To An Envelope Corresponding To His Offer.
