Construction Work – Work Concession Relating To The Renovation And Operation Of The Establishment Called Le Pavillon Du Chemin De Fer, Located Avenue De La Cascade, Parc Des Buttes Chaumont (Paris 19Th). As Part Of A Works Concession And In Compliance With The Constraints Linked To The Site, The Concessionaire Will Renovate And Operate The Establishment Called Le Pavillon Du Chemin De Fer By Offering A Main Activity As A Café-Restaurant And Other Possible Ancillary Activities In Order To Liven Up The Site Throughout. Throughout The Year. The Other Proposed Activities Must Contribute To The Enhancement Of The Site And Its Environment And Be Compatible With The Character Of The Green Urban Area. The Concessionaire Must Undertake To Carry Out, At A Minimum, The Following Compulsory Work Program: Heritage Renovation: Removal Of Lead, Frames - Wooden Joinery, Roofing With Ep Descent, Wall Renovation. Energy Improvement Works: Insulation, Exterior Joinery, Heating, Domestic Hot Water, Ventilation, Lighting. Upgrade To Technical Standards: Pmr, Ssi Compliance. Functional Improvements: Unleading Of Interior Elements, Securing Of Technical Elements On The Rear Facade, Reconstruction Of The East Wing. Exterior Design: De-Waterproofing Of Floors. The Work Is Described Precisely In The Documents In The Consultation File. Strictly As An Indication, The Overall Envelope For This Mandatory Work Is Estimated At 1,180,000 Euro(S) Excluding Tax Euro(S) (2024 Value) Excluding Interior Fittings And Major Maintenance Work. Renewal (Ger) And Excluding Other Necessary Investments Over The Duration Of The Contract. The City Of Paris Will Not Participate In The Financing Of Investments And Will Not Assume Project Management. The Concessionaire Will Assume Sole Responsibility For Technical Management, Financing Of The Work And Operating Risk. He Will Also Be Responsible For All Operating, Maintenance, Repair Or Construction Expenses Linked To The Goods Covered By The Future Contract. At The End Of The Contract, All Of The Works And Developments Will Become The Property Of The City Of Paris, Without The Concessionaire Being Able To Claim Any Compensation. For The Renovation And Operation Of The Establishment, The Concessionaire Will Be Authorized By The Contract To Occupy The Outbuildings Of The Public Domain Of The City Of Paris And Must, In Return, Pay A Fee Which Will Take Into Account The Advantages Of All Kinds Obtained As A Result Of The Occupation And The Use Of This Domain. An Annual Guaranteed Minimum Royalty (Rmg) Set By The Candidate Will Be Expected As Well As A Variable Royalty Based On The Activity. This Variable Fee, Based On Turnover And Set By The Candidate, Cannot Be Lower Than The Guaranteed Minimum Fee Regardless Of The Turnover Achieved. The Concessionaire Must Provide Guarantees Ensuring The Proper Execution Of The Contract. Guarantees Covering Non-Payment Of Royalties And Penalties And Non-Execution Of The Contractual Investment Program Are Provided.
