Restructuring Work – Reconstruction Of The Fontana Building Into A Hotel In The Function Of Health Tourism. The Subject Of The Procurement Is The Reconstruction Of The Fontana Building In Lipik Spa Into A Hotel In The Function Of Health Tourism. The Project Is Implemented As Part Of The Ministry Of Tourisms Invitation Regional Diversification And Specialization Of Croatian Tourists Through Investments In The Development Of Tourism Products With High Added Value - Group 3 (Npoo.C1.6.R1-I1.01) Purpose Of The Project Reconstruction Of The Fontana Building In Lipik Spa Into A Hotel In The Function Of Health Tourism (Npoo.C1.6.R1-I1.01-V3.0007) Increasing The Attractiveness Of This Less Developed Touristic Destination. The Development Of A New Product Will Diversify The Tourist Offer, And Will Create Preconditions For The Continuous Development Of Health Tourism. This Will Also Have A Positive Effect On Raising The Quality Of The Tourist Destination As A Whole, And Enable The Extension Of The Season. In This Way, A Contribution Is Made To The Development Of A Tourist Product With High Added Value, To The Process Of Recovery And Resilience Of The Tourism Sector, Increasing The Attractiveness Of The Destination, And Thus The Tourist Demand. The Microlocation Of The Investment Is K.Č. No. 1157/1, C.O. Lipik. Subject Item No. Has An Area Of 33,650 M2. The Owner Of The Land Is Toplice Lipik. The Building Is Located Within The Area Of Public And Social Use In The Zone Of Health Use - D3. Access To The Building Is Provided By The Existing Access From Road Dc5. It Ensures Continuity Of Footpaths, Including For People With Reduced Mobility And With Disabilities. The Environment Around The Subject Building Was Renovated In 2023 In A Project Financed By The Eu. Before The Start Of The Works, A Recording Of The Environment Will Be Carried Out - Walkways, Curbs, Irrigation, All Installations, Planted Trees And Plant Material, So That The Contractor Can Restore Any Damaged Environment To Its Original State After The Works Are Completed. The Project Planned The Demolition Of The Existing Fontana Building And The Construction And Furnishing Of A New Building On The Same Site. The Shape And Size Of The Existing Building Plot Is Retained. The Construction Plot Will Amount To Approximately 20.77% (6989 M2). The New Fontana Building Will Have An Area Of Approx. 1576 M2. The Number Of Floors Of The Building Is Ground + Floor + 3 + Basement. - Max. Height Of The Roof Cornice 11.05 M. Pedestrian Access To The Entrance To The Fontana Building, Access For The Movement Of Emergency And Intervention Vehicles, And Access For The Movement Of Service And Supply Vehicles Will Be Provided On The Construction Site. The Users Entrance Will Be Spatially And Functionally Separated From The Entrance To The Chapel. Installations And Connections To The Existing Infrastructure Network (Heating, Water Supply, Storm And Fecal Sewage And Electrical And Telecommunication Installations, Etc.) Are Planned For The Designed Building. For The Project In Question, The Main Projects Of 2022 Were Drawn Up, Chief Designer Tanja Artuković, B.Sc.Arch. On The Basis Of The Mentioned Main Project 21.11.2022. A Building Permit Was Issued By The Administrative Department For Spatial Planning, Construction And Environmental Protection, Pakrac Branch, Požega-Slavonia County, Class: Up/I-361-03/22-01/000165; Id Number: 2177-07-01/10-22-0019.
