Refurbishment Work – Jyk 3 Renovation Project Management Contract. The City Of Järvenpää (Hereinafter Referred To As The Client) Requests Your Offer For The Project Management Contract (Pju) Of The Järvenpää Co-Educational Schools 3Rd Phase (Jyk 3) Renovation Project In Accordance With The Request For Tender And Its Appendices. The Object Of The Procurement Is The Renovation Of The School Building Located At Kansakoulunkatu 1, 04400 Järvenpää. The School Building Completed In 1952 Is Protected In The Site Plan With The Designation Sr-11. The Extent Of The Renovation Is Approximately 4,063 Brm². The Project Includes Extensive Renovation Of The School Building, Basic Building Technical Improvement, Space Changes And Yard And Area Construction Work Related To The Building. The Overhaul Includes, Among Other Things: - Demolition, Repair And Alteration Work Inside The Building - Repair Work Of The Buildings Structures, Facades, Windows, Doors And Water Roof In The Scope According To The Plans - Renovation Of Building Technical Systems (Hvac And Electricity) - Renewal Of Surface Structures, Fixed Furniture And Equipment Of The Premises And Alteration Works - Alteration Works Of Yard Areas, Access Connections And Area Structures. The Contract Includes All The Construction, Demolition, Earth And Building Engineering Works In Accordance With The Tender Documents With The Necessary Accessories, So That The Construction Site Is Fully Completed And In A Condition Corresponding To Its Purpose Of Use. The Building Site Is Located On A School Lot, Which Also Has Other School Buildings In Use. In Them, The School Will Continue To Operate During The Construction Work. The Contractor Must Take Into Account The Continuation Of Operations, Especially In Construction Site Arrangements, Access Connections, Construction Site Safety And The Management Of Hazards Caused By The Work. The Procurement Is Carried Out As A Project Management Contract, Which Consists Of A Development Phase And Then An Implementation Phase That Is Initiated By A Separate Decision Of The Customer. The Project Management Contractor Selected During The Development Phase Participates In The Elaboration Of The Projects Plans, Implementation Solutions, Procurement, Schedule And Costs, As Well As The Preparation Of The Implementation Phase, In Cooperation With The Client And Designers. During The Implementation Phase, The Project Management Contractor Acts As The Projects Main Contractor And As The Main Implementer As Defined By The Legislation, And Is Responsible For Site Management Duties, Site Services And Procurement Implementation To The Extent Defined In The Tender Documents. Starting The Implementation Phase Requires A Separate Decision By The Customer. The Commercial Model Of The Procurement, The Tasks Of The Development And Implementation Phase, And The Contract Procedure Are Described In More Detail In The Appendices Of The Request For Tender. The Development Phase Of The Project Management Contract Will Tentatively Start In February 2027 After The Procurement Decision Is Made, The Waiting Period According To The Procurement Act And The Development Phase Contract Is Signed. The Construction Phase Is Scheduled To Start In March–April 2027. A More Precise Construction Start Date And Implementation Schedule Will Be Agreed Upon During The Development Phase In Cooperation With The Customer.
