Land Proposed for Leasing for Establishment, Development & Operation of Petrol Filling Station Owner / Lessor: PAEC Foundation, Islamabad Asset Type: Land / Commercial Site Location: Near PIEAS Barrier-3 (Chirah Gate), Nilore, Islamabad Capital Territory Approximate Area: 22,894 sq. ft. (approximately 4.20 Kanal) Approximate Coordinates: 33.656875° N, 73.275814° E Proposed Use: Establishment, development and operation of a Petrol Filling Station, including permissible ancillary facilities Site Condition: Vacant as is where is basis. Access: The site is located adjacent to the road network near PIEAS Barrier-3 / Chirah Gate. Final access/ingress/egress shall be subject to approval of the competent authorities. Development & Investment: 100% development and investment shall be undertaken by the successful lessee at its own cost, including civil works, canopy, storage tanks, dispensers, electrical installations, safety systems and other required facilities. Statutory Approvals: The lessee shall obtain, at its own cost, all applicable licences, NOCs, permissions and approvals from OGRA, CDA / local authorities, environmental, fire/safety and other competent authorities. OMC / Operation: The petrol filling station shall be operated through an OMC duly licensed/authorized by the competent regulatory authority and in compliance with applicable laws and standards. Indicative Institutional Demand: Approximately 3.0 million litres per annum. This is indicative only and does not constitute a guaranteed minimum purchase, off-take or sales commitment by PAEC Foundation. Lease Basis: Annual ground/lease rent quoted by the bidder for a yearly basis for 4 Kanal. Financial Evaluation: Highest Responsive Annual Lease Rent, subject to the approved reserve / minimum rent and applicable bidding conditions. Lease Period: 15 Years or agreed in lease agreement. Rent Escalation: 8% Per Annum or agreed in the lease agreement. Site Inspection: Bidders shall inspect the site and satisfy themselves regarding area, boundaries, access, topography, utilities, suitability and all other relevant conditions before submitting their bids.
