New Construction Of 5 Housing Units, Including 3 Adapted For People With Reduced Mobility Description Of The Project The Project Provides For The Construction Of An Apartment Building Under The Contract Of Sustainable District 2 Cités. It Includes The Creation Of Five Municipal Housing Units, Namely A One-Bedroom Apartment, A One-Bedroom Apartment Suitable For Prms, A Two-Bedroom Apartment Suitable For Prms, A Two-Bedroom Duplex And A Three-Bedroom Apartment Suitable For Prms. At Least Three Accommodations Are Suitable For People With Reduced Mobility. The Project Is Part Of A Transforming Urban Context, Along The Neerstalle Road, And Takes Into Account The Constraints Linked To The Surrounding Buildings, The High Noise Level On The Street Frontage, The Presence Of A Crèche And Collective Vegetable Gardens At The Rear Of The Plot, As Well As The Maintenance Of Existing Access And Circulation. The Design Aims To Ensure Good Integration Of The New Building Into Its Environment, In Particular Through A Volume In Continuity With Neighboring Sizes And A Reinterpretation Of Traditional Brussels Architecture In The Choice Of Shapes And Materials. The Building Is Designed As A “Bridge” Building, Ensuring The Continuity Of Pedestrian And Cyclist Flows Towards The Interior Of The Block, While Integrating Automobile Access To The Parking Lot And A Through Entrance Hall For Residents. The Ground Floor Is Designed In A Transparent And Permeable Manner In Order To Promote Relationships Between The Public Space And The Interior Of The Block. The Common Areas Include A Largely Glazed Hall, Seats And Planted Areas. A Covered Bicycle Room Is Also Provided Inside The Block, With Easy Access From The Public Road. The Design Of The Housing Favors The Quality Of Habitability, With Common Areas Benefiting From Natural Lighting And Through Housing. The Living Rooms Benefit From A Direct Relationship With The Terraces, Distributed Between The Front Facade And The Interior Of The Block In Order To Limit The Views And Favor South And West Orientations. Bathrooms Are, Where Possible, Located On The Front To Benefit From Natural Lighting And Ventilation. Accessibility Is A Central Element Of The Project. The Plans Were Analyzed And Validated By Access & Go. The Circulation Areas, Entrance And Elevator Are Designed In Accordance With Regulatory Requirements. Pedestrian And Automobile Access Are Separated In Order To Improve Safety And Legibility Of Paths. The Outdoor Spaces, Terraces And Gardens Are Accessible On One Level And The Paths Are Provided With Sawn Paving Stones Compatible With The Needs Of People With Reduced Mobility. The Project Also Includes Devices Promoting The Readability Of Spaces, Notably Through Color Contrasts, As Well As Places For Strollers. Finally, Exterior Developments Contribute To Improving The Landscape And Ecological Quality Of The Interior Of The Block. A Planted Valley, Associated With Vegetation Favorable To Biodiversity, Contributes To The Integrated Management Of Rainwater While Contributing To The Quality Of Common Spaces. The Architectural And Landscape Composition Thus Aims To Reconcile Urban Integration, Quality Of Housing, Accessibility, Biodiversity And Conviviality Of Outdoor Spaces. The Project Favors A Circularity Approach Aimed At Limiting The Consumption Of Materials And Promoting Their Reuse, Dismantling And Recyclability. The Structural Dimensioning Will Be Optimized In Order To Limit The Quantities Of Materials Used And To Favor Lightweight Solutions. The Materials Are Chosen By Favoring Biosourced, Local And Reused Solutions. The Rear Facade Will Be Made Of Metal Sheet, Preferably Reused, Mechanically Fixed To Allow Its Dismantling And Replacement. The Wooden Structures And Panels As Well As The Exterior Joinery Will Be Made From Pefc-Certified Wood. Rainwater Management Takes Into Account The Location Of The Plot In A Flood Zone. The Project Provides For The Absence Of A Basement As Well As The Creation Of An Infiltration Valley Intended To Collect The Overflow From The Rainwater Recovery Tank And To Promote Infiltration On The Plot. A Soil Permeability Test Will Be Carried Out To Confirm Infiltration Capacity. The Valley Will Be Located Away From The Identified Pollution Zones And The Polluted Soil Management Measures Will Be Carried Out In Two Phases, Corresponding To The Foundation Work And The Surrounding Areas.
