This Negotiable Request For Proposals (“The Nrfp”) Issued By Bc Housing Management Commission (“Bc Housing”) Is An Invitation To Submit Non-Binding Offers For The Provision Of Site Representative Services As Further Described In Appendix 2 – Deliverables For The Washington Apartments, Courtney, Bc.The Supplier Will Represent Bc Housing In A Highly Visible And Important Role And Will Be Responsible For The Provision Of Designated Services To Tenants And The Day-To-Day Operations Of The Premises, Including All Aspects Of Interior And Exterior Maintenance. Ideally, The Principal Site Representative Will Have A Minimum Of Two Years’ Experience.The Site Has A Higher Level Of Complexity Than Other Residential Housing And May Require A Significantly Greater Level Of Oversight, Pro-Active Management, And Responsiveness Beyond What Is Typically Associated With Residential Properties. The Supplier And Their Employees And/Or Approved Contractors Will Have The Necessary Interpersonal Skills To Relate Tactfully And Effectively With The Tenants In Order To Maintain Positive Relations.Property Descriptionthe Washington Apartments, Located At 1027, 1029, And 1033 Ryan Road, Courtney Bc, Is A Large Site That Consists Of Three (3) Buildings Owned By Bc Housing. The Property Is Part Of A Strata And Includes A Pub And A Cold Beer And Wine Store. There Is Ample Parking As The Parking Lot Is Quite Large. The Washington Apartments Is A Housing Complex For Seniors, And Those With Disabilities. This Is Not A Family Housing Complex.The Building Located At 1027 Ryan Road Has An Elevator. The Building Located At 1033 Ryan Road Does Not Have An Elevator. These Two Buildings Are Attached And Total 80 Units, 2 Of Which Are Designated Bc Housing Office Spaces. The Units Are Bachelor Units And One-Bedroom Units. Five Of The One-Bedroom Units Are Loft Style. The Building Located At 1029 Ryan Road Is A Three-Storey Building That Does Not Have An Elevator. There Is A Total Of 40 Bachelor Units. This Building Is Bc Housing Owned; However, It Is Currently Being Operated By Island Health Authority. October 2026 Is The Current, Estimated Date That This Building Will Move Back To Being Operated By Bc Housing. The Individual In The Role Of Principal Site Representative Must Reside On Site In A Designated Caretaker’S Unit, Which Is A One-Bedroom Unit.
