Taustaakiinteistö Oy Helsingin Malminkatu 3 (Hereinafter Procurement Unit) Manages And Maintains The Part Of The Block Located At Salomonkatu 21 And Malminkatu 3, Where A Service Center For The Elderly, A Sports Center And A Family Center Operate. A Technical And Functional Renovation Of The Interiors Is Being Carried Out In Kamppis Sports Center. The Project Planning Phase Of The Renovation Is Coming To An End, And The Implementation Planning Of The Contract Has Been Tendered And Is Currently Starting. The Planning Work Is To Be Completed By The End Of November 2026. The Premises Of The Kamppi Sports Center Are Located On Five Overlapping Floors:- The Lowest, So-Called Basement; Technical Space Of The Pool Department - Upper Basement; Swimming Pool Section With Its Own Changing And Washing Facilities - 1St Floor; Entrance, Small Gym And Changing And Washing Facilities Serving Both 1St And 2Nd Floor - 2Nd Floor; Large Gym - 3Rd Floor; Auditorium Of The Large Sports Hall The Building Has An Elevator That Allows Access To All Other Floors Except The 3Rd Floor. The Sports Center Is Mainly Reserved For The Activities Of Sports Clubs And Organizations. The Building Was Completed In 1987. The Interior Arrangements Of The Building Are Mostly Original. Minor Space Changes Have Been Made In The Building And The Purpose Of Use Of Some Spaces Has Changed. The Total Area Of The Current Building Is 13,850 Brm². The Iv Machines Of The Pool Department Are Located In The Iv Machine Room Of The Service Center And In The Heat Distribution Room Located In The Basement And In The Iv Machine Room Located In Connection With It. Object Of The Procurement The Object Of The Procurement Is The Construction Consultant Services For The Renovation Of The Kamppi Sports Center. The Overhaul Includes E.G. Renewing Technical Systems And Renovating Swimming Pool Structures. The Project Also Modernizes The Premises, The Mutual Placement Of The Premises And The Purpose Of Use. In Addition, The Dimensioning Will Be Changed And Accessibility Will Be Improved. The Services To Be Procured Include The Services Of A Developer Consultant. The Task Of The Construction Consultant Is To Carry Out The Contract Tender Together With The Client. In Addition, The Tasks Of The Developer Consultant Include Other Developer Tasks, Such As E.G. Preparation Of The Contract Program, Implementation Of Contract Negotiations, Security Coordination And Supervision Of The Contract. The Service Provider Is Responsible For The Project Management Tasks Of The Procurement Unit, Such As Determining The Division Of Tasks Between The Actors Participating In The Construction Contract, Scheduling, Guidance And Information. Throughout The Construction Contract, The Service Provider Acts As A Supervisor Of The Interest Of The Contracting Entity And The Realization Of The Goals Set For The Project And Takes Part In Ensuring That The Contract Is Carried Out In Accordance With The Applicable Legislation, Procurement Contract And Project Plans. The Task Of The Service Provider Is In Particular To Monitor The Success Of The Schedule And Budget Set For The Project And To Inform The Contracting Entity Immediately Of The Risks It Detects Regarding The Schedule, Quality Or Budget, And To Provide The Contracting Entity With An Action Plan To Eliminate The Risk In Question Or Minimize Its Effects. In Addition, The Developer Consultant Is Responsible For E.G. Organizing Site Meetings (At Least Every Two (2) Weeks), Carrying Out Acceptance And Follow-Up Inspections Of The Construction Contract, And Preparing Building Permit Applications (Space Changes). The Tasks Of The Construction Consultant Are Specified In More Detail In This Request For Tenders And In Other Tender Materials. The Tasks Included In The Services Are Further Specified In More Detail In The Task Lists Attached To The Request For Tenders: In The Task List For Project Management And Construction Hjr18, In The Task List For Site Supervision Of Building Construction Works Rt 103171 And In The Task List Of Site Supervision Of Building Engineering Work Rt 103172. The Limitations Of The Task Lists Are Mentioned In The Section Criteria For The Object Of Procurement -> Common Criteria/Information. The Selected Service Provider Must Have The Necessary Tools And Facilities To Organize The Service. The Procurement Unit Does Not Produce And Offers The Service Provider A Workspace To Implement The Service That Is The Subject Of The Procurement. As A Result Of The Procurement Procedure, The Procurement Unit Selects One (1) Service Provider With Whom It Enters Into A Procurement Contract. The Procurement Does Not Include A Quantity Purchase Obligation, And Does Not Give The Selected Service Provider Exclusive Rights To Provide Services. Any Estimates Of The Need For Services Contained In The Tender Documents Are Based On The Situation At The Time Of Procurement Preparation And May Change During The Contract Period. The Procurement Unit Does Not Commit Itself To The Estimates Of Procurement Quantities That May Be Presented In The Tender Documents. The Procurement Unit Orders Services According To Its Needs As Described In The Tender Documents.
