Location Requirements: Enedis Has Decided To Launch A Consultation For A Befa In The Town Of Isle Despagnac Close To The Access To The D1000 Diversion Common Particularities Of The Land: The Proposed Land Will Be In A Non-Floodable Zone, In A Non-Wet Zone Will Not Be In A So-Called Seveso Zone, With The Archaeological Risk Lifted Or In Progress, In An Area Not Subject To The Architects Of Buildings Of France Outside The Airport Zone With The Least Possible Difference In Altitude Which Allows Easy Accessibility Of Our Machines In Complete Safety, Particularly With Other Users. Close To Major Traffic Routes. Enedis Wishes To Bring Together Around 100 Employees Already Present On Different Sites On Isle Despagnac And Ruelle Sur Touve In A Single Mixed-Use Building (Tertiary And Activity) In The Town Of Isle Despagnac Near The D1000 Road. It Must Have The Following Surface Areas: - Office Areas Of Approximately 1250 M² - Additional Technical Premises And Closed Garages Areas Of Approximately 1460 M² - Open Shelter Areas Of Approximately 550 M² - Outdoor Storage Areas Of Approximately 300 M² - Number Of Light Vehicle Spaces Of Approximately 128 Spaces Land Has Been Identified By Enedis Which Is Owned By The Grand Angoulême Agglomération Community. See Location In Appendix. The Various Documents Necessary For The Development Of The Project Will Be Communicated By Enedis At The Launch Of The First Round Of The Consultation. The Building To Be Constructed Will Comply With Current Regulations: Labor Code And Re 2020. It Will Also Meet The Enedis Companys Sustainable Building Standards In Force. All The Prescriptions Will Be Fully Detailed In The Consultation File. These Areas Are Provided Within +/10% Of The Areas Which Will Be Specified In The Upcoming Consultation Regulations. The Buildings Must Be New. Delivery Of The Building (Lessee Development Work Completed) Must Take Place Within 24 Months Following Signature Of The Contract And No Later Than 02/28/2029. The Completion Of The Lessees Development Work Will Be Entrusted To The Lessor. The Holder Will Be Charged By Enedis With All Of The Following Missions: • Design, Undertake And Monitor All Of The Studies Which Make It Possible To Construct The Buildings As Specified In The Documents Of The Upcoming Consultation; • Carry Out And Follow All Administrative Procedures In Close Liaison With Enedis; • Carry Out The Works All Trades Including The Development Works Of The Lessee Until Their Perfect Completion As Specified In The Documents Of The Upcoming Consultation; • Carry Out And Monitor The Actions To Ensure The Energy And Acoustic Performance Of The Building And Its Fittings; • Use The Buildings Technical Equipment As Specified In The Upcoming Consultation Documents.
