The Target Of The Repair Project Is A Terraced House Owned By Järvenpää Mestariasunnot Oy, Which Comprises 36 Apartments With Separate Movable Storage And Maintenance And Transformer Buildings. The Buildings Were Built In 1996. The Object Is A Townhouse Property Located In The Pellonkulma District Of Järvenpää (Property Code 186-014-1405-0003) With An Area Of 10,614 M2. The Bidder Must Familiarize Himself With The Object Being Offered And The Conditions Prevailing There Before Submitting The Bid. The Construction Site Is Handed Over To The Contractor In The Condition It Is In At The Time Of The Offer. The Contractor Can Explore The Site In The Yard Area On His Own Without Disturbing The Residents. Regarding The Internal Facilities, A Site Familiarization Will Be Organized At The Following Times: - Wednesday 21 April 2026 At 09:00 - Wednesday 28 April 2026 At 09:00 The Tenderer Must Participate In At Least One Of The Aforementioned Site Familiarizations. The Tenderer Informs The Procurement Unit In Advance (Hankinnat@Mestaritoiminta.Fi) In Which Target Familiarization It Intends To Participate. If The Bidder Has Not Participated In The Target Familiarization, The Bid Will Be Rejected As Contrary To The Request For Bids. When Submitting The Bid, The Bidder Shall Indicate Which Site Familiarization It Has Participated In And Which Bidders Representatives Have Participated. The Contractor Must Ensure Unobstructed Access To The Apartments And Other Facilities Throughout The Contract. The Clients Goal Is To Implement The Project In 2026, But The Client Has The Right To Unilaterally Decide To Award The Contract In 2027. If The Contract Is Awarded In 2027, The Contract Price For 2026 Corrected By The Construction Cost Index Will Be Used As The Contract Price. The Matter Is Described In More Detail In The Section Criteria For The Object Of Procurement. The Start Of The Contract Will Be Agreed Upon In More Detail Once The Contractor Has Been Selected. The Project Must Be Completed In Its Entirety (The Client Has Accepted The Project And All Errors And Deficiencies Have Been Corrected) No Later Than 30 October 2026. If The Contract Is Implemented In 2027, The Contract Must Be Completed In Its Entirety No Later Than October 29, 2027. The Tenderer Is Required To Interpret The Tender Documents As A Professional And Expert In The Construction Industry. If The Tenderer Discovers Deficiencies Or Ambiguities In The Tender Documents That May Affect The Content Of The Tender, They Must Be Inquired About In Advance.
