Architectural, Engineering And Planning Services – Vg Ulmen, Kliding - Extension Of The Kliding Community Center And Redesign Of Outdoor Facilities - Building Object Planning. 1. Initial Situation The Local Community Of Kliding Is Planning To Expand The Existing Community Center. The Aim Is To Functionally Improve The Building, Make It Barrier-Free And Redesign The Outdoor Facilities. The Existing Toilet Block, Which Is In Great Need Of Renovation, And The Roofing Of The School Yard Must Be Dismantled To Make Room For A New Extension. This Should Contain All The Necessary Rooms. The Existing Community Center (Without Toilet Facilities) Is Not Affected By The Measure. Only Minor Adjustment Work Is Planned On The Existing Facade In The Transition Area To The New Building. The Previously Used But Not Barrier-Free Hall On The Upper Floor Of The Building Will No Longer Be Used In The Future. As Part Of The Measure, The Outside Area Of The Community Center Will Also Undergo Extensive Renovation And Redesign. Here, For Example, A Retaining Wall To The Adjacent Neighbor Is Missing And Needs To Be Replaced. 2. Project Scope And Measures 2.1 Demolition Work - Dismantling The Existing Toilet Block. - Demolition Of The Existing School Yard Roof - Demolition Of The Existing Black Ceiling - Demolition Of The Surrounding Concrete Retaining Wall - Dismantling Of The Existing Drainage Channels, Drains And Associated Pipes. 2.2 Extension - New Usage Unit The Extension Should Be Built At Ground Level And Completely Barrier-Free And Include The Following Usage Areas: - New Toilet Facility, Including A Barrier-Free Toilet - Kitchen With A Usable Area Of Approx. 25 M2. - Adjoining Room Of The Kitchen With Approx. 10-15 M2 Of Usable Space - Chair Storage To Accommodate Tables And Approx. 150 Chairs - Large Hall With A Usable Area Of Approx. 175 M2 - Large Window Door Area With High Transparency To The Inner Courtyard To Improve The Lighting And Opening Of The Hall - Roof Shape: Optionally A Pent Roof Or Flat Roof (To Be Checked As Part Of The Planning) 2.3 Exclusion Of Use Of The Old Hall On The Upper Floor The Hall In The Upper Floor Of The Existing Building Will No Longer Be Used. It Must Be Functionally Included In The Planning Of The New Usage Concept (E.G. Questions Of Development, Fire Protection Adjustments, Possible Conversion Or Decommissioning). 2.4 Redesign Of The Outdoor Areas The Outdoor Areas Should Be Redesigned To Be Functional, Barrier-Free And Visually Appealing. The Following Measures Are Planned: - Reconstruction Of The Retaining Wall Using Angle Retaining Walls - Renewal Of The Surface Drainage Including Courtyard Drains And Drainage Pipes - Creation Of A Courtyard Area Made Of Permeable Pavement - Planting Of Up To Two Trees With Associated Seating - Construction Of An Enclosure And Fall Protection Made Of A Double Rod Mesh Fence With A Height Of Approx. 1.50 M - Creation Of A Side Access Road And A Parking Space For A Drinks Trailer 3. Objectives Of The Planning The Planning Services Should Ensure A Functional, Sustainable And Economical Solution. Important Planning
