Tenders Are Invited For Architectural, Engineering And Planning Services – 7000001086-General Planning Technical Equipment For The Modernization Of The Giz Berlin Representative Office
Architectural, Engineering And Planning Services – 7000001086-General Planning Technical Equipment For The Modernization Of The Giz Berlin Representative Office. The Primary Goal Is To Modernize The Technical Building Equipment, Taking Into Account The Specific Property Situation, The Current Safety-Related And Monument Protection-Related Requirements, While Maintaining A Maximum Cost Framework Of Eur 1,250,000 In Order To Realize Efficient, Sustainable And Safe Building Operation. The Refrigeration Systems Are To Be Replaced By Air-Water Heat Pumps (Hp) With Energy-Efficient And Environmentally Friendly Refrigerants That Meet The Requirements Of The F-Gas Regulation. At The Same Time, The Highest Possible Energy Savings Should Be Achieved And Operating Costs Reduced (Preliminary Investigation, See Appendix 1, Chapter 6.2.2.2.2). In Connection With This, The Heating System Should Be Connected To The New Heat Pump For Bivalent Operation. In This Context, The Heating Circuits Will Be Adjusted And The Previously Central Hot Water Preparation System Will Be Dismantled. As Part Of The Preliminary Planning, Aspects Of The Previous Planning (Appendix 1) Should Be Included And Optimized And Finalized Through Separate Planning Steps. For Example, Variants For Accommodating The Wp Need To Be Examined. A Location On The Northern Outer Wall Or The Underground Car Park Is Ideal. The Second Option Mentioned Is Preferred Because The Buffering Effect Of The Building Mass Improves The Effectiveness Of The Wp. Aspects Of Acoustics And, If Necessary, Dual Use Of The Garage Ventilation System For Extracting Air From The Hp And Other Aspects Of Optimization Must Be Taken Into Account In The Planning. The Building Automation (Ga) And Control Technology (Bms) Should Be Brought Up To The Latest Technical Standards In Order To Control And Monitor The Systems Centrally And Thus Optimize The Entire Property Operation Across All Systems, Including From An Energy Perspective (Preliminary Investigations Into Sub-Measures, See Also Appendix 1, Chapter 6.3.2.2) And Operate Them Accordingly. The Scope Of The Measure Is The Building Automation Of The Central Systems, The Activation Of Fault Messages, An Individual Room Control System And The Bms. As Part Of The Preliminary Planning, Aspects Of The Previous Planning Should Be Taken Into Account And Optimized And Supplemented With Your Own Planning Steps. For Example, It Seems Sensible To Replace All Measuring And Actuating Elements As Part Of The Renewal Of The Ga. Here, The Planning Steps Must Be Closely Coordinated With The Other Trades, Because The Replacement Of System Components Also Needs To Be Planned, Especially In The Area Of Air Conditioning (Rlt). In Addition, The Glt Should Be Provided With A Modern Security Architecture In Order To Meet The Requirements Of The Bsi-Grundschutz And Increase Resilience. In Addition, An Incident Management System Should Be Set Up That Enables Disruptions To Be Identified, Reported, Analyzed And Rectified. Incident Management Should Also Include Communication And Documentation Of Disruptions. Other Objectives Include Improving User Comfort And User Satisfaction, Increasing The
