Construction Of A 58-Apartment Passively Qualified Residential Building In Darmstadt Under A Flat-Rate Settlement General Construction Contract, Which Is A Closed Row, Built-In Front Garden, Connected In Depth To The Neighboring Buildings, And Covers Their Existing Fire Walls. Keeping The Ecological Effects In Mind During The Investment, An Important Goal Is To Create A Healthy Living Environment That Does Not Entail A Large Environmental Burden, Is Energy Efficient, And Emits As Few Harmful Substances As Possible. The Building To Be Implemented Is A Certified Passive House, With Which The Bidder Aims To Guarantee The Minimization Of The Energy Used. The Floor Area Of The Construction Site Is 2,655 M2, The Total Net And Useful Floor Area Of The Building: 7,204.88 M2. The Buildability Of The Construction Area (Through Corner Plots) And The Buildability Below Ground Level Are Both 70%. The Prescribed Green Area Indicator Is 25%. Currently, Water And Temporary Electricity Connections Are Provided In The Area, The Consumption Of Which During Construction Works Will Be Billed To The Contractor. The Final Water And Electricity Connection To The Property, As Well As The Construction Of The New Sewer Connection Line And The Installation Of A Cleaning Manhole Are The Tasks Of The Contractor. The Apartments Basically Face The Inner Courtyard, And Their Approach Is Realized By A Hanging Corridor On The Northern Facade On Kucsma Street, And By An Outdoor Corridor Open From The Side On The Western Facade Parallel To The Fire Wall. In The Deeper Mass Of The Block On The Szent László Street Side, It Is Realized With The Moving Central Corridor System. The Final Form Of Mass Formation Is A Traditional High-Roofed Building With High Roofs, To Which The Designer Added Contemporary Elements In The Use Of Materials And Detailing. The Building Has 5 1-Room Apartments, 11 1+1 Half-Room Apartments; 31 2-Room Apartments And 11 1+2 Half-Room Apartments Are Being Built, Of Which 2 Apartments Are Barrier-Free. Each Apartment Has A Storage Room. An Intensively Planted Garden With Multi-Level Plant Stands Will Be Created In The Inner Courtyard. The Buildings Heating And Cooling Energy Is Supplied Centrally, With A Geothermal Heat Pump With A Ground Probe Heat Source. The Heat Pump Provides Cascade Control And Central Heating Control. The Heating Center Is Designed For The Basement Level Of The Building.
