Architectural, Construction, Engineering And Inspection Services – Property Planning For Traffic Systems And Engineering Structures - Development Of The Buck Industrial Area In 78628 Rottweil. The City Of Rottweil Is Planning To Develop The Buck Industrial Area South Of The B14. The Area Has An Area Of Approx. 8.5 Hectares (See Attached Map For Scope) And Is Located Four Kilometers South Of The City Center On The Edge Of An Industrial Area Bordered By The Federal Highway 14 And The Gäubahn Railway Line At A Geographical Altitude Of Approx. 589 To 598 M Above Sea Level. The Planning Area Rises With A Slight Slope To The South And Is Designated As Stallberg Commercial Area In The Selective Update Of The 2035 Land Use Plan. The Next Outflow Is The Prim, Which Runs To The East At A Distance Of Between 150 - 240 M. The Access Takes Place Via Rheinwaldstraße Through An Underpass Of The Federal Highway. However, There Is No Direct Connection To The B 14. There Is No Urban Integration Of The Commercial Area With The Saline Industrial Area Due To The Dividing Effect Of The Federal Highway, So It Will Be A New Settlement That Will Severely Impact The Landscape Due To Its Exposed Location. The Aim Should Be To Create A Balanced Offer Of Space For The Settlement Of Small Craft Businesses And Large Production Halls. More In-Depth Subsoil Investigations Are Currently Underway, As Increased Subsoil Risks Have Been Identified In The Past, Particularly Due To Significant Heaving Risks Due To Possible Swelling Processes Of The Anhydride Found. There Is Also A Relevant Karst Cavity Risk Due To Subrosion Processes. The Planning Elaboration Includes The Development Of The Commercial Area Through Traffic Facilities, Adapted To The Results Of The Subsoil Investigation, As Well As The Necessary Supply And Disposal Lines, Including The Required Water Permit. Street Design And Cross-Section: The Street Cross-Section Should Be Based On The Existing Existing Buildings And Should Therefore Be Expanded With An Enclosed Roadway With A Width Of 7.5 M. In Addition, Parking Spaces For Trucks Should Be Provided In Selected Areas.
