Construction Work – Kastelsvej 60 - Main Contractor. The Tendered Task Is Offered As A Main Contract. The Assignment Concerns Interior Renovation And Remodeling In A Listed Building With The Aim Of Establishing An Integrated Daycare Center At Kastels Vej 60 In Part Of The Former Blind Institutes Four-Winged Facility, (1857-58 And 1879-80 By Ferdinand Meldahl, Listed In 1977). Permission For The Conversion Has Been Applied For And Obtained From The Palaces & Culture Agency. Finally, Planning Permission Has Been Granted For The Project, And The Outdoor Areas Have Been Cleared. Nøhr & Sigsgaard Is The Overall Consultant On The Assignment. 3 Kindergarten Groups And 4-5 Nursery Groups Must Be Established (The 5Th Nursery Group Room Can Be Used Both As A Bedroom And As A Group Room) Incl. All Relevant Functions In Accordance With The Functional Program For Day Care Institutions From 2020. Indoor Sleeping Places And A Production Kitchen Will Be Established On The 2Nd Floor, In The Building. The Area For The New Daycare Center Is Approx. 1740 M². In Connection With The Conversion, No External Changes Will Be Made To The Building. However, An External Staircase And Lift Must Be Established To Achieve Level-Free Access To The New Main Entrance In The Intermediate Building. In Relation To The Layout, The Starting Point Is The Original Room Divisions And It Will Only Be Possible To Make A Few Wall Breakthroughs In Relation To The Existing Conservation. All Surfaces Must Be Painted, New Acoustic Dampening Plaster Ceilings Must Be Installed, And New Flooring (Linoleum And Vinyl) Must Be Installed In Most Of The New Daycare. A New Lift From The Living Room Up To And Including The 2Nd Floor And New Ventilation Must Also Be Installed. In General, All Technical Installations Must Be Renewed. However, This Does Not Apply To Existing Radiators That Are Reused. New Outdoor Areas Must Be Established. A Construction Site Is To Be Established On Kristianiagade, And Materials Are To Be Craned Over A Downward Slope For Material Storage In Outdoor Areas. Scaffolding Must Be Established To Rebuild The Chimneys. The Execution Takes Place At The Same Time That There Are Other Tenants In The Building, Which Places Great Demands On The Main Contractor In Terms Of Security And The Establishment Of New Technical Installations, A New Lift And A New Ventilation System. At The Same Time, Account Must Be Taken Of The Disturbances That The Construction Process May Cause For Other Users Of The Building And The Nearest Neighbours, Which Include Residential Developments, The Langelinie School And A Number Of Embassies On Kristianiagade. The Construction Work Must Be Carried Out In The Middle Of The Densely Populated Inner Østerbro, Which Poses A Traffic Challenge Both In Terms Of Transport To And From The Construction Site And In Terms Of Parking. It Can Be Stated That The Tendered Task Includes Project Planning. The Scope Of This Planning Is Evident From The Work Descriptions Contained In The Tender Documents And From Appendix He1b List Of Planning Services And Interface Descriptions In The Tender Documents.
