Erection And Related Works Of Roof Frames And Coverings – Dacharbeiten. ##Renovation Of The Otfried-Müller-Haus -Junge Theater- Hospitalstraße 6 / 37073 Göttingen ## General Preliminary Remark The Execution Work Includes, Among Other Things, The Roof Renovation Of The Partly Listed Villa And The Hall Building Of The Otfried-Müller-Haus As Well As The Reconstruction Of The Roof Areas Including The Roof Construction Of The Extensions In The North And East Of The Ensemble. The Villa Otfried-Müller-Haus Component Was Built Using A Mixture Of Masonry Construction (Basement And Ground Floor) And Half-Timbered Construction (Upper And Attic Floors) And Has A Roof Structure Made Mostly Of Wooden Beams From The Same Period As The Building. The Ceilings Above The Basement Are Brick Vaulted Ceilings And, In Small Areas, Wooden Beam Ceilings. The Hall Building Consists Of Solid Outer Walls With A Wooden Beam Ceiling Leading To The Roof Space. The Roof Construction Is A Truss Construction Made Of Wooden Beams From The Period Of Construction. The Basement Below The Hall Has A Brick Vaulted Ceiling. Included Here Are The Trades - Carpentry Work, Roofing Work, Roof Sealing Work And Plumbing Work. The Roof Area Totals Approximately 1,200 M². The Building Has Been Empty Since Summer 2019 And Is No Longer In Operation. The Buildings Lighting And Heating Systems Are No Longer Functional. ##The Building Is Located In The Center Of The City Of Göttingen, Hospitalstrasse 6, 37073 Göttingen. In Front Of The Building To The East And North There Is A Large L-Shaped Asphalted Square, “Am Wochenmarkt”. During The Renovation Work, The Weekly Market Will Move To Another Location From February 16, 2026 Up To And Including October 31, 2027. During This Period There Will Be No Disruption To Construction Work Due To Market Operations. ##No Special Assembly Openings Are Planned Beyond The Buildings Existing Doors. The Doors Of The Main Entrance To The Villa Facing The Market Square Must Be Protected. Transport Via These Doors Is Not Permitted. Access Can Either Be Through An Entrance To The Hall From The Market Square. This Leads Directly Into The Hall Building Via A Steep Ramp. Alternatively, Access Via The Delivery Of The Existing Extension Is Also Conceivable, But Reference Is Made Here To The Height Above Ground And The Height Difference Between The Stage And The Hall, Which Then Has To Be Overcome. The Dimensions Of The Doors, The Gradient Of The Ramp And The Other Height Ratios Can Be Found In The Surveyors Plans Of The Existing Building In The Appendix. It Should Be Noted That The Other Doors In The Building, Particularly In The Villa, Have The Usual Clearance Dimensions Of Room Doors From An Old Building, Which Can Also Be Found In The System. The Building Is Only Accessible Via Stairs. When Transporting Loads, The Old Wooden Ceilings And In Particular The Stairwell Of The Villa With The Listed Staircases And Doors Must Be Protected Against Damage By Effective Protection
