Architectural, Engineering And Planning Services – Project Planning And Option For Overall Planning, New Building, Heka Malminkenttä Suistolankatu 2. The Subject Of The Procurement Is The Project Design Of The Residential Apartment Building And Yard Area To Be Implemented In Malmi, Helsinki, Including The Option Of The Overall Design Of The Project As A Design Group Led By The Main Designer. The Design Group Includes The Tasks Of Architect, Structure, Yard, Hvac, Building Automation, Electricity, Acoustics, Fire Safety Design And Elevator Consulting. The Developer Acquires The Necessary Life Cycle And Energy Planning And Data Model Coordination As Well As Geoplanning (Base Structure Planning) Separately. The Projects Life Cycle Goals Are Controlled According To Atts Life Cycle Management Model. The Carbon Footprint Of The Buildings Must Not Exceed The Guideline Value Of The Carbon Footprint Set By The City Of Helsinki At The Time The Building Permit Is Submitted. The Planning Package Includes The Following Objects: - Plot 38238/7 (Combined Plots 5 And 6), Heka Malminkenttä Suistolankatu 2, A Rental House Subject To Cost Control By Varke The Contract Is Drawn Up In The Name Of The Company. Design Procurement Is Not Divided Into Parts, As A Multi-Supplier Model Would Produce An Inappropriate Set Of Contracts In Terms Of Schedule Management And Work Coordination. Designers Should Prepare For Two Site Organizations In Terms Of Tasks And Obligations During The Site Phase (Delete This If Only One Item). In The Request For Tenders, The Eligibility Requirements Are Stated In Accordance With Section 82 Of The Construction Act. Information About The Project: Heka Malminkenttä Suistolankatu 2 - Building Permit For 7,000 M2 And In Addition 100 M2 Of Commercial Space Is To Be Built. - Double Transformer Station And Tractor Garage In The Building - Living Area Approx. 5600 Htm2, Approx. 112 Apartments - Number Of Floors Iii-Vii - Average Surface Area Goal Approx. 50 M2 - Parking Spaces Will Be Placed In A Shared Parking Facility. Le Parking Spaces Will Be Placed On The Lot. Design Objectives: - Costs Within The Price Limits Set By The Housing Finance And Development Center Varke - Costs In Accordance With Hekas Profitability Goals - Costs Within The Price Limits Set By The Hitas Working Group - Good Price-Quality Ratio - Long Service Life And Easy Maintenance Of Facades, Water Roofs, Courtyards And Public Spaces - Building Parts And Materials Standard Products According To Atts Design Instructions And Models
