Tender For Comprehensive Maintenance Amc Of Lift In Various Lab At M House Area Under Ge I Rnd Delhi; 1 comprehensive maintenance (Routine, preventive, periodical and breakdown) of Passenger/goods/service Lifts installed in following bldgs at METCALFE HOUSE Complex JCBareaas mentioned here-in-after, in reliable, safe and efficient manner using latest techniques & expertise through OEM by regularly examining, lubricating and adjusting the mechanical and electrical driving equipments/componentents, governor sleeve, shaft assembly, bearing/contact, governor jaws, car & hall mechanical push buttons, car & hall position indicators, car direction indicators, car and landing door drive/sensor and all other car and landing signal/ fixtures, deflectors, car and counter weight guide rails and bufferstravelling cable etc with and including replacement of defective / spares parts mentioned in BOQ/Sch - "A" as "supply only" and replacement of all kind of defective / spares parts other than mentioned in BOQ/Sch - "A" i.e. car/landing door sill, lift coil, lever bell crank, fuse holder, transformer, rack harness, guide shoe, light shield, any type of diode panel, push button assembly guide operator, kit door, bush bearing, copper contacts, line brakes, sight guard, any type of glass for hall button, emergency light, fireman control switch/ glass, announcement system, all type of safety, mounting sundrise, wire, lugs, nut, bolts, screws, lubricant, gear oil, aircord, landing wheel, aircord wheel, all types of control cards/logic cards, rewinding of motors(Main & Doors) etc and all machine works i.e. welding, cutting, drilling etc or any other parts/components which is not includ above as and when required to keeping the lifts in serviceable conditions round the clock (on all days including holidays) and during all weather/climate conditions to the entire satisfaction of Engineer-in-charge, complete all as directed for following Lifts. 2 Goods cumpassnger slift of capacity1500 KG with traveling speed of upto 1.0 mtrs/sec,(Ground +6 floors) installedOLD SAG LAB atM" House including all instruments and controls complete all as specified and directed. (Make of Lift- UTL). 18 Takingout existing unserviceable hoist steel wire rope after disconnecting from counter weight pulley and car cabin and supply & fix new steel wire rope 13 mm dia, ungalvanised 8/19 construction, conforming to IS-14665 including making necessary connection with weigh, pully and car cabin GI clamps, nuts, bolts, washers etc,complete all as specified and directed. 19 Taking out existing unserviceable hoist steel wire rope after disconnecting from counter weight pulley and car cabin and supply & fix new steel wire rope 10 mm dia, ungalvanised 8/19 construction, conforming to IS-14665 including making necessary connection with weigh, pully and car cabin GI clamps, nuts, bolts, washers etc complete all as specified and directed. 20 Taking down carefully existing old false ceiling with fan grill & LED up to 08 passenger lift from existing and supply & fixing new false ceiling made of 1.2mm thick stainless steel with hair line finish (N-304) fitted with aluminium square fan withgrill & 10/12 watt LED at 4 Nos, complete all as specified and directed. 21 Taking down carefully existing old false ceiling with fan grill & LED 13 passanger and supply & fixing new false ceiling made of 1.2mm thick stainless steel with hair line finish (N-304) fitted with aluminium square fan withgrill & 10/12 watt LED at 4 Nos, complete all as specified and directed. 22 Takingout existing old unserviceable control panelupto 08/13 passenger existing lift after disconnected all electrical and control wiring connection carefully and supply, installation, testing and commissioning new control panal withmicroprocessor based AC variable voltage variable frequency (ACVVVF) drive close loop. The lift controller shall be wall/floor mounted, vertical, totally enclosed cubicle type with hinged doors on the front and/or the rear to provide easy access to all components in the controller. The cubicle shall be well ventilated such that the temperature inside never exceeds the safe limits of the components at ambient room conditions in the machine room. The controller shall operate within the supply voltage variation of plus 10% to minus 10% of the nominal voltage. An inbuilt voltage stabilizer shall be provided in the controller for the purpose. The controller shall be complete with relay protection against the following: Over current Under voltage Single phasing Phase reversal Earth leakage Over voltage – 3Phase Spikes & Surges Control panels & drive systems shall be designed to meet the requirements laid down by the EN12015 standards relevant to Electro-Magnetic Compatibility (EMC). Lift motor control system shall be electronic closed-loop control to ensure fail safe motor over speed controls and stopping accuracy of ± 3 mm to ± 5 mm. Load compensation circuits shall also be included to further improve upon the levelling accuracy. The levelling shall be ensured within ± 3 mm to ± 5 mm. An Automatic Phase reversal device shall be provided on the controller which shall be designed to protect the lift equipment against phase reversal and phase failure. The controller shall be designed to cut off the power supply, apply the brake and bring the car to a rest in the event of any of the above failures occurring. System should automatically restart when power is restored. System memory should be retained in the event of power failure or disturbance. Lifts should not go in to correction mode or correction run to the lowest floor / highest floor to update its position & memory. The controlled panel should be compatiable as per existing controlled system and should be recommended as per OEM of existng Lift complete all as specified and as directed. Note: Cotractor Shall be submitted techanical data sheet of Control panel before prorcurement for approval. 23 Takingout existing defective unserviceable main drive (any type) from existing control panel and supply & fixing new variable voltage, variable frequency drive (VVVF)upto 15 KW suitable for EXISTING LIFTand including making necessary electric connection, complete all as specified and directed. 24 Taking out old unserviceable Automatic rescue device (ARD)up to8/10/13 passenger lift with sealed maintenance free (SFM) batteries of 12 volts, up to 18 AH ( 06nos battery) after disconnected all electrical and control wiring connection carefully and supply, installation, testing and commissioning new Automatic rescue device (ARD) . The ARD shall be wall/floor mounted, vertical, totally enclosed cubicle type with hinged doors on the front and/or the rear to provide easy access to all components in the ARD. The cubicle shall be well ventilated such that the temperature inside never exceeds the safe limits of the components at ambient room conditions in the machine room. Note: Cotractor Shall be submitted techanical data sheet of Control panel before purcurment for approval. 25 Taking out existing old defective door sensor and supply & fixing new sensor with 3D INFRA RED safety edge with power unit on car door to safeguard passenger entering and leaving the liftsuitable for 08/10/13/20 passenger capacity lift complete all as specified and directed. 26 Taking out existing unserviceableground floorLOP up to 20 passenger cum goodslift assembly after disconnected all electrical and control wiring connection carefully and supply & fixing new car operating assembly with and including illuminated push button for floor position, alarm, nonstop, door stop, door close, cabin fan, cabin light stop, attendant out key etc, direction indicator of 7 segment display with SPI card on stainless steel face plate duly controlled and electric connection, also including necessary wiring for laminated push button of each floor, cutting wall, making good the surfaces to match with the existing surfaces, suitable forGoods/Passenger lift. complete all as specified and directed. 27 Taking out existing unserviceableTop floorLOP20 passenger cum goodsliftassembly after disconnected all electrical and control wiring connection carefully and supply & fixing new car operating assembly with and including illuminated push button for floor position, alarm, nonstop, door stop, door close, cabin fan, cabin light stop, attendant out key etc, direction indicator of 7 segment display with SPI card on stainless steel face plate duly controlled and electric connection, also including necessary wiring for laminated push button of each floor, cutting wall, making good the surfaces to match with the existing surfaces, suitable forGoods/Passenger lift. complete all as specified and directed. 28 Taking out existing unserviceable LOP 1st foor tofifth floor up to 20 passenger cum goodslift assembly after disconnected all electrical and control wiring connection carefully and supply & fixing new car assembly with and including illuminated push button for floor position, alarm, nonstop, door stop, door close, cabin fan, cabin light stop, attendant out key etc, direction indicator of 7 segment display with SPI card on stainless steel face plate duly controlled and electric connection, also including necessary wiring for laminated push button of each floor, cutting wall, making good the surfaces to match with the existing surfaces, suitable forGoods/Passenger lift. complete all as specified and directed. 29 Taking out existing unserviceable COP8/10/13 passenger cum goods (G+)lift assembly after disconnected all electrical and control wiring connection carefully and supply & fixing new car operating panel (COP) assembly with and including illuminated push button for floor position, alarm, nonstop, door stop, door close, cabin fan, cabin light stop, attendant out key etc, direction indicator of 7 segment display with SPI card on stainless steel face plate duly controlled and electric connection, also including necessary wiring for laminated push button of each floor, cutting wall, making good the surfaces to match with the existing surfaces, suitable forGoods/Passenger lift. complete all as specified and directed. 30 Taking out existing unserviceable cabin fan and supply & fixing new cabin fan, non-oscilating type, axial flow, single speed, 250mm to 300mm sweep, 240 volt, with grill, complete all as specified and directed. 31 Taking out existing light fittings fromliftcabinand in lieu S & F New LED light fittings,complete with and including LED 10/12 watt, all accessories, fixutres complete all as specified and directed. 32 Taking out existing light fittings fromlift Shaft and in lieu S & F New LED light fittings, complete with and including LED 10/12 watt, all accessories, fixutres complete all as specified and directed. 33 Taking out existing old/ defective PVCflooring matand S & F NewantistaticPVC flooring 3mm thick flame resistance UV coating with superior qualityandthickness of mat 3 mm dully solution/adhesiveafter scraping ,cleaning surface preparing of old surface andcolour/design of mat shal be approved by Engr-in -chargea complete all as specified and directed . 34 Taking down existing unserviceble batteries from machine room and supply & fixing new sealed maintenance free (SFM) batteries of 12 volts, 07AH and making necessary connections with and including copper lead to connect brass terminals of batteries, complete all as specified and directed. 35 Taking down existing unserviceble batteries from machine room and supply & fixing new sealed maintenance free (SFM) batteries of 12 volts, 12 AH and making necessary connections with and including copper lead to connect brass terminals of batteries, complete all as specified and directed. 36 Taking down existing unserviceble batteries from machine room and supply & fixing new sealed maintenance free (SFM) batteries of 12 volts, 18 AH and making necessary connections with and including copper lead to connect brass terminals of batteries, complete all as specified and directed. 37 Note : (For Serial No 01 to 20) The entire work mentioned in this BOQ/Sch - "A". Item No. 1 to 17 including comprehensive, preventive and periodical maintenance of lifts / elevators shall be got executed through OEM or any reputed lifts manufacturer i.e. M/s Thyssen Krupp Elevator (India) / M/s OTIS Elevator India Pvt Ltd/ M/s Schindler (India) /M/s OTIS/M/s Johnson/M/s UTL, M/s Skylark only. The contractor shall upload / submit the scanned copy of MOU for AMC (inclusive of material) with lifts manufacturer, as mentioned above, item No. 1 under BOQ item ser for BOQitem No 1.01 to 1.16alongwith his application. The contractor shall also have to submit hard copy of MoU with his application.The lifts will be handed over to contractor in as and when condition and no claim in this effect will be accepted at any stage.The cost of all kind of replaced defective parts/spare /control cards/oil/ lubricants etc, other than mentioned in BOQ/Sch A, as and when required to making the lift/elevator fully functional, is deemed to be included in quoted rates and no extra cost shall be paid to the contractor in this effect. Hence, the bidder is advised to visit the site to assess the quantum of work to be carried out in this contract and quote thier rates accordingly. 38 The comnrehensive /preventive (periodical maintenance includes weekly fortnightly, monthly, quarterly, half yearly inspection/testing as per service manual or as per IS standard. The inspection / test report will be submitted to Engineer-in-charge.The complete records of replaced spare parts, other than mentioned in BOQ/SchA, will be maintained and will be produced to Engineer-in-charge on monthlybasis or as and when asked to produce the same.The complete records of replaced spare parts, other than mentioned in BOQ/SchA, will be maintained and will be produced to Engineer-in-charge on monthlybasis or as and when asked to produce the same.All the complaint(s) will be addressed within 02 hrs from the time of receipt ofcomplaint. If, contractor or his tradesmen fails to attend the complaint within 02 hrs from the time of receipt of complaint, the compensation/penalty of Rs. 500.00 (Rupees Five Hundred only) per complaint per hr for first 04 hrs and after that Rs 1000 00(Rupees One Thousand Only) per complaint per hr shall be recovered from the contractor"s dues. The cost of transportation (to and fro) and other necessary equipment shall be arranged / brought by contractor to complete the job and no extra cost shall be paid to the contractor in this effect.All the complaints are required to be rectified within 24 hrs or within stipulated time given by the JE/Engineer-in-Charge, if, contractor of his tradesmen fails to rectify the defects, the compensation of Rs. 1000.00 (Rupees one thousand only) per complaint for each date (i.e. 24 hours) shall be recovered from the contractor"s dues. The decision of accepting officer is this regard shall be final and binding.
